Pedestals, amps, and the master bill

Modern RVs pull serious amperage. Legacy 30-amp pedestals and daisy-chained wiring melt under summer AC. Buyers miss it until Phase 1 demands a rewire holdback.

NFPA 1194 is the hospitality electrical standard most mom-and-pop parks were never built to. Add NEC 2026: new rigs carry Grounding Monitor Interrupters. If your park is on obsolete 30-amp direct-burial with a lost ground, those rigs go dark. That is a $15k–$25k-per-site negotiation hammer if you wait for the buyer’s inspector to find it.

What a 100° afternoon tells you

Rigs humming, voltage steady — you are fine. Breakers tripping and surge protectors cutting out — the loop is undersized. Pedestals “work” but unmetered, tenants run two ACs, you eat the master bill — that is an NOI leak, not a convenience.

The $1M sub-metering play

Shift consumption back to the tenant. A $120,000 annual utility bleed, recaptured, is about $1.5 million of forced value at an 8% exit cap. Smart sub-metering often fixes the bleed without a full park rewire.

Upgrade without tearing the park

Trenchless retrofit (CIPP / pipe bursting) can take 30-amp to 50-amp without ripping roads. Power Control Systems throttle EV chargers and shed peak load so you are not writing a $100k transformer check on day one.
