Pete’s park lessons · Lesson 15 of 15

Sell Now or Fix First? Ready to Hand Off the Keys

  • Composite story, not a real person: a worn-out couple planned to sell as-is, until a rough T-12 showed unrecovered summer electric and missed after-hours bookings.
  • They gave themselves a short runway and fixed the cheap things first: lawful electric billing on the monthly loop and after-hours answering tied to their booking calendar.
  • They got a licensed septic plan with a bid, but did no digging.
  • Their CPA modeled a hybrid sale, and they stayed open to carrying part of the price.
  • Tired is human. Tired is also a discount. Talk to your CPA and attorney before choosing your path.
