Pete’s park lessons · Lesson 2 of 15

The Park Doctor: A Checkup Before the Buyer’s Exam

  • A buyer’s due diligence is an exam. Inspectors, the lender, and the attorney will test the septic and pedestals, read the books, and pull the title.
  • Surprises lower the price, raise the risk, and burn time. Known items with known prices protect value.
  • For each problem you find, pick a plain next move: fix it, document it, structure around it, or hold and stabilize first.
  • A problem you diagnose, price, and document is a negotiating point. A problem the buyer discovers is a club.
