Pete’s park lessons · Lesson 3 of 15

Three Glitches RV Park Buyers Find First

  • Septic: pull your permits and pump records, walk the field after a busy weekend, and get a licensed inspection with a written plan.
  • Electric: make a site-by-site amp map, load-test the far pedestals on a hot day, and have a licensed electrician write a phased plan.
  • Books: build a month-by-month T-12 and a rent roll that matches your bank deposits.
  • Put each one in its own file: what it is, what’s done, what’s left, and what it costs.
