Pete’s park lessons · Lesson 5 of 15

“Utilities Included” Is a Leak: Sub-Metering Before You Sell

  • Every dollar of power and water you pay and don’t recover is gone from your net income. Buyers pay a multiple of income, so that leak costs you again when you sell.
  • Buyers will ask for two years of bills, lay July next to January, and price in whatever you never collected.
  • Pull 24 months of electric and water bills and lay summer next to winter. Figure your recovery ratio: what guests paid you for utilities divided by what you paid. Write it down, even if it’s zero.
  • Check your utility and local rules, and have your attorney review guest agreements before you change billing.
  • Where it’s allowed, sub-meter the monthly sites. One month of billing is a promise. Twelve months is proof.
