Pete’s park lessons · Lesson 8 of 15

RV Park Roads, Pads, and Buildings: What a Buyer Measures

  • Walk your park like a buyer, after a hard rain and on a full weekend, and photograph anything you’d question if you were writing the check.
  • Measure each pad’s usable length and type, pull-through or back-in, and note which sites fit today’s big rigs.
  • Write down your capital history: date, what was done, who did it, and what it cost, with the invoices.
  • Get written bids for the big items. A buyer needs a real number, not a guess.
  • Fix safety items first, since they’re not negotiating chips. Paint and curb appeal come last, when they read as care, not cover.
